Edmonton Prices Rise 3.3% as Market Balances

Edmonton’s residential real estate landscape has seen some interesting shifts lately. Average sale prices climbed about 3% year-over-year, now sitting near $475,000. At the same time, sales volume eased back by 12% to 15,200, and listings inched up by 3% to 26,200. This signals a market moving from a seller’s advantage toward a more balanced position, with homes now taking around 39 days to sell compared to 33 previously.

Detached homes are still leading the way, while condos are softening—making that segment especially attractive for buyers. Single-family homes under $650,000 remain in high demand, and luxury sales continue to turn heads. For those eyeing new builds, the combination of tax rebates and builder incentives has made this route even more appealing, especially for first-time buyers who might otherwise hold back due to economic uncertainty.

Looking ahead to this fall, projections suggest average sale prices in 2026 could land about 2% higher than 2025, even as overall sales are expected to be roughly 10% lower. As someone who lives and works in Edmonton, I keep a close watch on these trends to help you navigate the opportunities and challenges in our local market.
