In late Q3, we saw around 2,000 homes change hands\u2014a roughly 9% drop from the previous month and down about 10% compared to last year, reflecting a shift in buyer activity. At the same time, new listings came in at about 3,900. That\u2019s also a 9% dip month-over-month, but an 11% increase year-over-year, leaving overall inventory nearly unchanged since mid-Q3 and sitting 17% higher than this time last year.<\/p>\n<p>For those watching prices, the average selling price for residential properties eased to approximately $466,000, down 1% from the previous month but still up 3% over last year. The benchmark price hovered around $423,000, also edging slightly lower.<\/p>\n<p>With the school year underway, these numbers reflect the typical seasonal slowdown we expect in Edmonton, and rising inventory may lead us to anticipate softer price growth even after the gains we\u2019ve seen earlier in 2026.
